Why farmland is hard to price
Every farm is different: soil, drainage, road frontage, timber, buildings, and what’s happening around it. Comparing your ground to a sale down the road only goes so far. An auction lets people who want the ground tell you what it’s worth.
How the ground can be offered
Depending on the property, a farm can be offered as a whole, in separate tracts, or both. We decide together after I’ve walked it. The goal is to offer it the way that will bring the best competition.
How it’s marketed
I market farm and land auctions locally, statewide and nationally through Auction Ohio’s platform. I also use direct mail, because plenty of people who buy ground still read their mailbox. A seller once told me no stone was left unturned, and that’s the standard I aim for.
What to expect on timing and terms
The sale runs on a defined timeline, and the property is sold as-is with no contingencies. Sellers pay no commission; it’s paid by the buyer through the buyer’s premium. I’ll be your direct point of contact the whole way.
